What’s happening out there in spring, lads? Tell me about the spring market. Now that we’re a few weeks into the one of the funnest months of the, well, fun of seasons going round.

Look, I would say there’s plenty of stuff coming to market, but maybe not quite as many buyers as we hope. 

John McGregor

Yeah, I guess everyone’s still a little bit cautious. Yeah, that’s, that’s the be all and end all. But a lot of the contracts are writing up a subject to sales. And the biggest problem, I suppose, from investors coming to Hobart is that the numbers are still out there for them. When the interest rates are so high to buy individual properties just doesn’t really make economic sense for a lot of them right now. 

John McGregor 

Yeah. So a lot of that lower lying stock best work, I think to describe it, you know, which our investors make up 30% of our market if that’s on a steep, steep decline, although obviously that has a real negative pressure on the interest for a lot of our properties.

So stuff that’s moving is that sort of family home type stuff, the second and third ownership properties. 

John McGregor 

In terms of that’s what we’re saying, 100% agree on that. Absolutely.

I think previously I’ve talked about this when I walk my dog, I’ll often notice the the signboards popping up and popping down whenever there’s a bit of action. And, you know, if you say a street with a bunch of signs. Yeah. What does that mean for the street?

Aaron Horne 

My street is turned into that street. There’s about six different grove roads.

John McGregor 

Yeah, I must say, I obviously just put a buyer’s agent agreement together for us, you know, so we could offer our extended services in this company. Yeah, because we’ve already been. I’ve done it a few times in the past, and I was chatting with a guy a couple of days ago, just a first time investors. The guy said he would be making about 200 grand a year. 

John McGregor 

He wants to be a little bit more aggressive in investing, so he likes the idea of getting an Airbnb and down that route. But his partner seemed to be a lot more conservative, so she would rather just get it just a simple, stable sort of property. So the map that like this financial ten year prospectus for each property that he asked about. 

John McGregor 

Yeah, yeah. But when you sort of set all the numbers down, it was spitting out the fact, well by the time you’ve put your theory 200 grand into the, into the kitty, you’re getting about 3% return on your money. And in a current environment where the capital growth is a bit stagnant right now, you know, he’s looking at that going this is not what my parents talked about. 

John McGregor 

Yeah, this is a different sort of. Hobart Yeah, yeah. So all of a sudden it looked really appealing. It’s like, well back to his conservative, the conservative side of it. Well the it actually would make sense if just grab that money and either chucked it in his offset or you know, put it in a interest bearing account I suppose.

John McGregor 

Yeah. Yeah. For the very, very short term. So it’s been fun seeing, you know, having.

Fun talking him out of aside whatever. Yeah. Let’s not do. 

Patrick Berry 

That. But it was a. 

John McGregor 

Bit trying to get into the minds I guess of where I like wiser less people look in the Bible you in the mind of a whole sector of the market they’re looking at these opportunities and going, it’s just not making economic sense, Right? Yeah. So the only way that we can really bolster up those numbers is finding properties that have the split opportunities for income or renting flats, etc. So the extra return on their money can be a bit higher. 

John McGregor 

Yeah, Yeah. So it really goes to show, especially in, you know, our local marketplace, but even into the city suburbs as well where the, you know, the vacancy rates are increasing, etc., that’s having a bearing on people wanting to make a decision and happily just waiting on the fence for a little bit because they’re not having that fear of missing out. 

John McGregor 

But then once you get those properties that are impeccably done, beautifully presented, you know, they’re still flying out the door. 

Aaron Horne 

I was going to say again, like just Marilyn, Marilyn, we talked about a few weeks back where she had the one with the property that was, I think, on the market for three or four days and gone. I think that’s happened to her again in another Montrose one this week. So two tend to absolutely cute as a button like nothing to be done just move in and obviously priced right in that right spot. 

Aaron Horne 

So yeah there’s there’s something to be said for.

Interest and save money can do the same with these New Brighton property that he’s got at. Yes that one.

Both in presentation, you know, and your price. And that’s where I suppose when thought this is something we’re going to talk about last week where the changes in the two terms that both tenants and buyers are actually.

So where you do the searches, you can add additional features by like there’s air conditioning, swimming pool, tennis court floorboards, there’s like a series of tick boxes. You can just go, Yes. Make sure that the properties I’m searching for have these characteristics.

Okay. Look, I don’t know how good this data is, but the one that cracks me up the most is that garages have now taken over swimming pools in Tasmania.

Like, I’m not sure.

I was confused. I was this just Tassie, It was this Australia war.

So there were stats across the Tasman, Australia wide. I got the Tasmania results, I brought them in. So there’s a legit keywords that buyers are searching for in in our market or across our state. Yeah. Yeah. So yeah, just running through them.

Clearly it’s mainly buyers moving that want the swimming pool. They don’t realize you can’t use the space. 

Patrick Berry 

It’s an interesting feeling I got.

You know when you like you just want to throw out like a just a wish of like a what if I’m just going to click swimming pool and just say, but it’s a bloody lot of people doing it. If that’s the

case that the top ten that the people have been searching for across the past year, number one garage, number two en suite number three, swimming pool. 

Aaron Horne 

Number four, air conditioning or heat pump. If you’re here in in Tassie.

Oh, that’s always a fun one when you’re explaining to a new buyer what a heat pump is.

It’s interesting that people are starting to look at more carbon friendly homes or more energy efficient homes because electricity is so expensive these days. Yeah, and it’s really expensive to

buy solar panels. So if you can find a home that already has them, then you’ll get the benefit of the cheaper power without the original outlay of the solar panel. 

Patrick Berry

Want to be on board solar, so I want to be on board. Like, I just need to clean up their image. I just feel like any time someone calls me about solar or you get served, not about it. It just seems like a scam. Why does it seem like a scam? 

Patrick Berry 

Yeah. No, I. 

John McGregor 

Guess whenever you get a cold call about anything, there’s always a natural skepticism. But the thing was, though, is, you know, if you go back to the insulation scheme when all of a sudden they had those huge, big financial incentives, yeah, that was an absolute mess. You had all those people coming out of the woodwork. They had no qualifications, were just pumping it out and getting the kickbacks. 

Aaron Horne 

So maybe I you saying that, that this is the same thing with a solar like it’s. 

John McGregor 

Just probably companies that are doing it. 

Patrick Berry 

I just don’t get it.

You know, getting the wrath of people, getting a big return on investment right now. But, you know.

It’s interesting that I like I’d love to get somebody in from a solar company, but can you just explain to me. 

John McGregor

Aaron Horne 

Had the ingenuity power? Yeah. They kick about. I don’t I. 

John McGregor 

Reckon we could ask him.

Yeah, it’s interesting. We have solar on our house and I’m just in my Aurora account looking now what we generate, you know, we making like $4 a day, $3 a day. It’s not big dollars.

I think our average day in our household, which is a family of four, is around 12, 13 bucks a day of which $2.3 is covered by solar. Right. So it doesn’t make a massive. 

John McGregor 

Deal, I guess, because it’s a the amount of solar panels and solar orientation.

And I agree, as I orientate it to the sun. But, you know, I’m not sure if you’re going to be making the big promises that they promised. 

John McGregor 

And that’s the point I like if if you’re if you’re got a south facing house at the in the Leonard Valley that just that particular part of the roof doesn’t get anything. Well yeah yeah. Complete waste of money anyway I like it just getting getting solar snake oil. 

Aaron Horne 

Well yeah I don’t know. I’d love to dive deeper into it and find out more. It’s something I would. I would like to know. Yeah. Yeah. And it’s just got a bad reputation. Like even when you turn from

Elwick Road onto off the highway as a sign, they’re saying something about don’t get scammed by solar finance. 

Patrick Berry 

Like, No, you could be. Okay. Maybe you could. 

John McGregor 

Put real estate agent on there as well and everyone would be thinking the same thing. 

Patrick Berry 

It is. 

John McGregor 

Anything when it comes to selling instantly has a bad connotation, especially when it’s getting pumped and you throw out rephrased it, especially. 

Patrick Berry 

When you we’re talking about hip hop, about laptops moving forwards. 

Aaron Horne 

Let’s find out the key words for renters. 

John McGregor 

Pet friendly. 

Aaron Horne 

Yeah, pet friendly, a huge one.

And I would have to say that is going to be if you’re in a spot with your or to allow pets in, it’s got to be the game changer to get a premium price and a quicker rental. 

John McGregor 

Most people are good parents. Yeah, very simply, yeah.

Because so many people have pets and they limited with what they can rent. So when one comes up that ticks the boxes is gone straight away. 

John McGregor 

Years ago we actually had a pet bond in a business before the legislation changed where you weren’t even allowed, no longer allowed to charge it. You know what we found was people had no issue. I think it’s 50 bucks like no one had an issue with those.

Days or that 50 bucks. 

John McGregor 

But the thing was, is that when they remove that option, everyone went, well, fine. No pets then. And it was that thing where no one had an issue. There was just that the thought was, well, they shouldn’t have to pay more just because they’ve got a pet. So then it was like, Well, okay, if we can’t minimize our risks, then we’ll I guess we just won’t allow pets anymore. 

John McGregor 

Yeah. Yeah. And it was just I’m glad to see that now. I think a lot of people are starting to sway in the other direction, but I think we actually influence our owners in a big way, like we try and encourage them say, Hey, look, allow it to be pet friendly. You’re going to attract a much wider, you know, can attract good people. 

John McGregor 

And if you find that the pet that they have doesn’t necessarily fit your property well, we can always just, you know, we don’t have to go in that direction.

Well, I think that’s the key. Like we do. A lot of our pets are an application of ours, and that way we allow everyone to get a look. And if you just say no pets, what if it’s like a little frickin bird in a cage? That’s not going to have any effect at all. 

Patrick Berry 

But be reasonable.

Yeah. And the same is like different sized dogs. Like if it’s a little two bedroom unit, then a great Dane is not going to be the best animal to have there. But, you know, if you have pets on application, you can just assess each application and assess what type of animal it is at the time. 

John McGregor 

Yeah. And I guess with the when you look at it, renters versus owners, is it owners are worried about it because they’re in control of the property so they don’t have to answer to anybody, for lack of a better term. Yeah, but with the with the tenancy in that regard, well then you know, it’s a big hindrance.

Because here now agency we would talk people out of it. Yeah because it’s most people have their own it’s like I can imagine furnished homes if this is like Hobart’s for instance versus Tasmania, I could potentially. 

John McGregor 

A city kind of.

Inner city apartments being fully furnished because they have a lot of doctors that come in for 612 month stints at the Royal Hobart, things like that. So having a fully furnished apartment is easy, but across Greater Tasmania are surprised that people are looking for a fully furnished property. 

John McGregor 

Air conditioning is number four, garage number three. So those two things are right on line with buyers as well. Yeah.

So outdoor area, you know, it’s nice to have a spot building wardrobes. 

John McGregor 

Doesn’t surprise me actually in a rental. Well I’ve noticed the, the change in people’s expectations has greatly increased over the last few years, and I don’t necessarily mean that in a bad way, but I don’t think that our generation in the younger really want chest of drawers at all, you know? So if, if there’s no storage in that house they’re just walking out and the.

Well yeah there.

Was there was one that we had it down doing park and we, he’d actually bought one of those storage ones from like Fantastic furniture when he built the well. 

Aaron Horne 

They built a wardrobe property in the corner. 

John McGregor

Yeah. And then boom. Taken the next day. But before that when the whole because there’s an old 1940s, 19, 1940s home. So none of the bedrooms had any storage whatsoever. So the whole house is like where the Hector put anything. Yeah. Yeah. And there’s walking.

Away the rental that I had at, at Claremont had zero storage adult. Yeah. Yeah. Not a single thing. Yeah. Yeah. It’s challenging. You got to find solutions. 

John McGregor 

Yeah, I guess we’ve just got a lot of stuff these days, but, you know, that’s the thing. When I was chatting to the owner at the time, it’s just like, make the next time you swing around, we’re going have to put some storage in this place because otherwise we’re going to be in the same boat. 

Patrick Berry 

Yeah, yeah. 

Aaron Horne 

Yeah. It’s amazing. I didn’t really think that would be such a big one, but yeah, it’s like, yeah, it’s in the top ten of what people are searching for in that area.

Plus I think the guy that made this report though, just has a thing for swimming pools because what renter is looking for the swimming pool, which is made it into spot number nine.

Again, it’s a wish list on. I just going, well, I’m just going to see if there’s any out there with.

A swimming pool. What has a.

Lot you know it has real estate dot com just got that automatically ticked on and you’ve got to.

Take it off. Is that what we’re dealing.

With because I cannot think of any renter that’s going I really need a swimming pool in this next rental was the next Michael Phelps here and I’ve got to turn him up every day. Like it’s ridiculous, I guess.

Yeah, I guess maybe I need to look further into my stats. Maybe my stats are nation nationwide, but I’m fairly sure when I got there, this was times what Tassie renters and Tassie homeowners were chasing. 

John McGregor 

So I thought for the swimming pool, that really makes no sense. I can see the.

The rest seems to suggest it’s just a swimming pool. It’s just throwing me. Now if you’re listening and you are a person that searches the swimming pools, I would love to hear. 

Patrick Berry 

Yeah. Tell us about why you want to use it. 

John McGregor 

You just want to, you know.

Is it a status? Things you just like to have it because you get to say, well, I’ve got a swimming pool. I what are you using? If you. 

John McGregor 

Want someone to give you the negatives about swimming pool, just get Dad to sit in that seat for 5 minutes and his whinge about is probably was after I got I have a house with a swimming. 

Aaron Horne 

Pool that was going to be one of the things for renters when I thought like a swimming pool is that the maintenance of it and kind of keeping it nice and tidy and and a pool and not like a swamp. 

Patrick Berry 

Well, you go hand in. 

John McGregor 

Hand if you’re getting an apartment complex because you get a furnished with swimming pools. It’s like it’s a fancy strata.

Oh yeah. Like look at them. The one Colin’s in town. 

John McGregor 

That’s Christmas, right?

Yeah. Yeah. They’ve got the swimming pools and they’re part of the body corporate. So it makes sense. It’s a.

But even then, that’s a rare one in Hobart.

Yeah. Much more common in state obviously. But man um.

Speaking of swimming pool, just before we finish up, I just kind of wanted to cover off on have you guys come across this article? It’s a bit clickbait out there. It’s, it’s the couple’s reaction to the $4.25 million home that they won on the block there. They went on the block, but it was was purchased from last year’s block by this.

Guy that has competition. 

Aaron Horne 

Yeah this Melbourne businessman I think it’s. 

John McGregor 

It’s a raffle business basically. 

Aaron Horne

Yeah. So you guys have you’ve come across it basically like there’s videos of the that he’s released of the couple at the place like kind of going through it and I think he’s filmed it, you know to buy the fluff piece of sign like we’re giving them away and one time they’re going to be so excited and they’re walking around pointing out, Oh, you should be one fridge. 

Aaron Horne 

They are is the pool hate it is this.

Where’s the. 

Aaron Horne 

Treadmill? Where’s the treadmill? Where’s all these things that were in the house? And so it’s kind of turned into a bit of a slinging match of of mud, of being like, hey, he’s like, we gave you a $4.2 million home. There’s no mortgage on it. Yeah, you should be stoked. And all the articles are kind of being like, how un-Australian to not appreciate this prize. 

Aaron Horne 

Yeah. 

John McGregor 

Good luck to them trying to find sympathy in the public. It’s just like, Yeah, I know it’s worth four mil and I could flip it like tomorrow, and then we’d become multi-millionaires. 

Patrick Berry 

But the treadmills going also promised a treadmill. Man.

Well, I guess it’s in the wording. So if he was giving away a $4.25 million home, but he’s taken out $100,000 worth of items because those items were chateau’s included in the sale. So is a misleading. He didn’t give away 4.25. He only gave like 4.15. 

Patrick Berry 

Well well then I.

Get a couple of say. I said, where’s my ex? $100,000 I should be. 

John McGregor 

I think that’s what they’re asking. 

Aaron Horne

Yeah. So this is where it’s getting really interesting. I think there’s another clause in like the raffle where it was you can either have $4.25 million house or I’ll give you $3 million in cash. And they’ve said nah, nah, will take the house. And I it’s, it’s really interesting.

I think I want to go to the cash. 

John McGregor 

It’s I see it in the sense that they had the perception that it was done was that, oh, this is going to happen. And the second you take away from that spoils the moment in a way even see it. It can happen with us from time to time where the it may not be a channel on the contract, but it’s included in the photos and the buyer just gets it in their mind that that’s going to be stunning and then it’s gone. 

Aaron Horne 

So this is this is where I wanted to.

Great example at the moment. So I’m selling a house up in Norfolk and it’s got this amazing, like polished concrete barbecue built in barbecue, but it’s not actually built in. It’s just sitting on the deck. It looks like it’s built. Yeah, because it’s been purposely fit to the space, but it’s actually not staying with the house. Yeah, with them.

Yeah. Yeah. And so I’ve had to make it clear to anyone that looks, even though that looks built in, it’s just freestanding and it belongs to the owners, they’re taking it with them because I don’t want this exact scenario to happen where they arrive on settlement the like with the barbecue. 

Aaron Horne 

Yeah. Yeah. So this is where I wanted to lead this from the click by the article into like talking chattels. You actually came into the bunker the other day and were kind of explaining chattels in a little video format that you trying to experiment with. Can you talk to me about, like, what is a chattel? How does that sort of real estate work? 

Aaron Horne 

And yeah, is it just a matter of marking down, this is dying, this is not staying. 

John McGregor 

It’s good. It’s easier when I was describing it like there was the definition, but I don’t think even think of it like inclusions and exclusions of a property. It seems to be the better way that I’ve come to understand it now, because you do have fixtures and fittings is another way to look at it. So a fixture is like the actual cabinetry itself affixed to the wall into the floor. 

John McGregor

So there’s not really a need to be able to sit there and describe that the kitchen’s coming with the house. But with that said, you’ve got the oven, so the oven needs to be described as the fitting. Yeah. So they look, there’s elements that can be removed that are affixed to the structure. And in the barbecue is another good example where you’ve got the whole fittings all around that it sits within. 

John McGregor 

But the barbecue can come, come can come out easily. So that’s where chattels then fixtures and fittings, inclusions and exclusions come into play. So that’s you say, Oh no, it’s not fixed floor covering carpets can be ripped up. You can’t take the floor with you, though. You know, electric light fittings. So you have to describe that because you can take the lampshades down. 

Aaron Horne 

So this in every every house you’re listing, are you writing down fixed floor coverings. Yeah. Or is that that built into the contract as it’s already written down every time. 

John McGregor 

Well, it’s actually it would be the owner’s best interest to not include anything because then they could just take everything. So it’s the purchaser that wants needs to make sure that there’s fixed floor coverage, electric light fittings, the stoves, like all the stuff that they want to stay. Yeah, they 

have to ensure that’s written into the contract. Otherwise it could be argued to say Hey was never part of the deal.

And it’s our job, I guess, to make sure we understand what the owner’s leaving and not leaving. Yeah, because if we’re showing the home and there’s this beautiful chandelier over the dining table and we assume that that’s fixed to the roof, it belongs to the house, the purchaser gets all excited, and then we find out after we’ve sold the house, the owner’s like, Oh, no, that was given to me by my mum and dad for an anniversary present.

It’s got to leave me. It’s got sentimental value. Yeah. All of a sudden we’re promised the purchase of something that is going to actually be removed. So it’s also about just understanding. Yeah. 

John McGregor 

And that’s where the exclusion list comes into it. Because especially we use this chandelier, for example, you’ve got all the, you know, the electric light fittings, excluding the giant chandelier in the ballroom, you know, So at least. 

Patrick Berry 

They only sell so many balls. Exactly. It’s just like we fell over. The switch is like swimming pools. Yeah.

John McGregor 

So that’s why, you know, I had it in a case of wall back where the there was, you know, beautiful timber shelving there was on the wall that. 

Aaron Horne 

I remember this. 

John McGregor 

Huge barnstorm. Um. 

Patrick Berry 

But the well was, it was out on bond, it wasn’t exactly all of that. 

John McGregor 

So it’s the, you know, those things. That’s what the expectations have to be said very clearly because the second that there’s a little bit of a muddy water where someone’s going to expect something that might have been over promised and not promised at all, even if it wasn’t promised at all, whether they’re they’re still going to have the expectation that stays. 

John McGregor 

And I reckon in many ways with that, the charity won. Yeah. The guy said, oh everything stays. 

Aaron Horne 

I guess the tricky bit with the fully furnished one for the block kind of is that it is heavily documented on TV that these are all the features of the house and you know, they shine a blazes walk around. 

Patrick Berry 

Oh my God if it wasn’t for wine fridges, that’s it.

So they do that big deal about doing the depreciation list where they have the company come in and do the whole. Yeah, yeah, yeah. What’s included. So it’s. 

John McGregor 

The person, the guy backtracking to say, well, it’s my company, I can do with it. I want like, okay, in theory, yes, but that was a really bad way to play it. In the end, it’s this like, look, that was what was promised. That’s what the expectation is going to be. So it’s not surprising that.

And so this is yeah, this is so one type of kind of click by to down into the story. Then you kind of get led down a Reddit wormhole and we’ve talked about how horrible Reddit can be, but sometimes it is interesting stuff in there. Oh yeah, I did get a few screenshots of people being like, like, this is brilliant business.

This guy’s like using this disruption technique of just being like, people love a story like this. What if he flicked them 50 K just to be like, Yeah, you guys be the scapegoats for this little story for a little while? 

John McGregor 

I think it’d be really nice. Yeah.

Now I’m probably going to a 50 kind of brown paper bag to be ungrateful and pump up the viral story. Yeah. So in theory, one little way you could say is that the we’re talking about it like, not that we’re big where podcast but we are we’re well this is it like he’ll.

Yeah well I guess that’s where you know the question is from a real estate transaction perspective different hat then just total branding you know, which is what that guy is. It’s just it’s a, it’s a raffle business. Yes. I buy luxury goods so raffle tickets and then make profit on that purchase. 

Aaron Horne 

I think I even told last night that like it’s such a passive aggressive response as well, but along the lines of like, oh yeah, we took this $100,000 worth of stuff. Well, now I’m going to raffle this off for a dollar to all these other people. And yeah, all these prices are going to homelessness, so it’s all fine.

So my image is, is all resolved. 

John McGregor 

But that was an absolute lie. 

Aaron Horne

But anyway, it, it’s, it’s an interesting little story that got me thinking about chattels. And as you’re saying, you’ve had a barnstorm with the with the barn wood. What what procedure do you have in place? Like, I guess I’ll just love to know I’m listing a property. I just want to dot my eyes, cross my TS What are you guys do to mark it down?

I think it all comes down to having the right conversations when you list the homes. Absolutely. Yeah. Talking to your own and really understanding what is it that’s coming and if there’s any uncertainty or gray zone like we quite often come up with this problem when we’re selling a rental property. Yeah. And we don’t realize that the shed in the backyard, the tenant paid for and putting in the tenant has every intention of taking that with them when they leave, for example.

And then the owner doesn’t tell us that the shed isn’t theirs. Yeah. And then we have the situation that purchaser buys it and then the new purchaser brings this up and says, Oh, tenant tells me they owned the shed. I thought, I own the shed and you know, we’re talking thousand dollars yet. Yeah, big dollars. But they’re the type of things that can cause this problem sometimes that’s always making sure that anything you’re unsure of, you just ask the vendor and get clarification early enough so you can write the proper paperwork up. 

John McGregor 

Absolutely. And even in the disclosure sometimes where insulation is a good example, any time anyone ever says is the house insulated, I haven’t expected it myself. And I think you guys have had a case once too. But we had it years ago where the owner had said, Look, the house is fully insulated. Said, okay, cool, yes, the house is fully insulated. 

John McGregor 

Turns out that the loungeroom was and not the rest of the house. And so then when the purchase has gone up and the building inspection said, well, look, the insulation that’s done in the Landrum and then so I want my house fully insulated because that’s what was promised and that’s what I was sold. Yeah. And then we said to the owner, look, it said, no I didn’t, I never promise such thing. 

John McGregor 

Well what would I know. I never said that.

I’ve, I’ve required an entire house at $10,000 because the owner told me it was very well. That’s right. That’s right. So I purchased that and then it turned out to be incorrect. So now if anyone asks me, always recommend should get a building inspection. That’s it. But don’t get into that conversation. Okay. 

John McGregor

So and going back to the chattels thing, like Pat said, it’s those important conversations where, you know, if something seems obvious, it probably isn’t. So the garden sheds a good example. You know, I’m taking that chin up. Okay, I guess we won’t be putting it down then. And it could be little things that just to the buyer once the if once the expectation is there. 

John McGregor 

That’s what or even that’s why they paid that price. Yeah. And then you take that away and my God you’re going to have. 

Aaron Horne 

A mess just on the reverse of that. Just what are you talking about? I’m just thinking all those DVDs that show up in the house the other day. 

John McGregor 

Yeah, Yeah. 

Aaron Horne 

What happens on the reverse of, like, things not being in the house? What happens with things that just get. 

John McGregor 

Less of goods? Yeah. So in the contract, it states that all items, not in the chattels list must be removed from the property. Yeah. The problem is, is it. Some people just don’t. Yeah. And then there’s a follow on to that that within 77 days following notification to remove them will then they effectively become the purchasers problem and.

You’ve got a responsibility to get rid of them but if you don’t do it in seven days, it’s not your problem anymore. It becomes their problem. 

John McGregor 

Yeah, I’ll use the example though, more so that’s relevant for useful stuff. And like a tractor might be an example where. 

Aaron Horne

You go to. 

John McGregor 

It would because it’s on usual rural properties where a lot of stuff gets left around the place. Yeah, but if that I should use the directories. But I could have done something better too.

Like swimming pool sweep of.

John McGregor 

In the if that. So the tractor gets left. Wasn’t the chattels you’ve bought the house there and you wrote a letter to Pat that says hey you have to remove that tract over the next seven days on the eighth day, if Pat isn’t done, that was in seven days. And the eighth day he comes back and you’ve already or if you’ve sold it, it’s like, well, too bad. 

John McGregor 

So sad. It’s like on the eighth day you sold it. The ninth day came with my tractors, like, Sorry, mate, I gave you notice to remove it. Now it’s gone. So normally, though, what happens?

I’d love to say that happens.

It doesn’t. It’s. It’s all the extra crap. And unfortunately, that’s why you need to do that work prior to settlement, because it’s the only real power play that the purchaser has is to get to the house the day before settlement and go, Hey, all this crap still here? I ain’t settling until you resolve the problem.
