No Capes, Just Keys: Celebrating Our 4one4 Property Management Superstars

Some heroes wear capes.

Ours are more likely to arrive carrying three sets of keys, a phone sitting on 12 per cent and a coffee they have reheated twice but still have not managed to drink.

Today marks National Property Managers Day, an annual chance to recognise the people who look after rental homes, support owners, help renters and somehow remain calm when a heater gives up on the coldest morning of the year. The official campaign encourages agencies to celebrate their teams through office events and public shout-outs.

At 4one4, a standard thank-you did not feel quite enough.

So, we have rolled an imaginary red carpet down the Glenorchy office hallway. The dress code is inspection-ready. The trophies are probably made from spare key tags. The catering begins with coffee and ends with someone guarding the last Tim Tam.

Welcome to the very unofficial 4one4 Property Management Awards.

First, Meet the Crew

Before the envelopes are opened, it is time to introduce the people being celebrated.

This year’s brilliant crew includes the following superstars: 

Abbey Berry, Kristy Adams, Brooke Hall, Grace Branch, Janaya Horne, Brendon Barwick, Bianca Hollingsworth, Demi Shea, Brooke Applebee, Hannah Bowerman, Georgia Webster, Diana Hawke, Emmy Rooney, Stephanie Haba, Tillie Erickson & our Property Management Support team;  Renz Santos, Beatrice Ayson, Tammer Maine Barrientos, Trisha Mallari.

They spend their days talking with owners, renters, trades and each other. They book repairs, inspect homes, check paperwork, answer questions and keep hundreds of small details moving in the right direction.

Much of their best work happens quietly.

A repair is booked before it becomes a larger issue. A nervous renter receives a clear answer. An owner gets honest advice. A teammate steps in because somebody else’s phone has not stopped ringing since 8:31 am.

Those moments rarely come with applause.

Today, they come with imaginary trophies.

These awards could easily have gone to several people in the room. Each one celebrates a quality we see across the wider team, with a few familiar faces accepting the imaginary trophies on everyone’s behalf.

The Calm in the Key Storm Award

The first award goes to the person who can take a phone call involving a leaking ceiling, a missing key and a very worried owner, then respond with the calmest five words in property management:

“Leave it with me.” Hannah Bowerman

Hannah Bowerman is known around the office for asking, “What’s the most important thing we need to solve first?” Then she quietly works through the rest one step at a time. 

One moment that sums this up happened when the team was juggling multiple urgent jobs, contractors were calling back and emails were arriving faster than they could be read. Hannah calmly ticked through each task, delegated where needed what and somehow made it all look easy. 

That level head makes a real difference. Owners and renters may be dealing with a stressful moment, but they know somebody capable is already on the case.

The trophy is a golden coffee cup with a lid that actually stays warm.

The Human Hobart GPS Award

Google Maps is useful. 

Grace Branch is often quicker.

Mention a street in Glenorchy, Moonah, Claremont, Berriedale or Rosny and there is a fair chance they know the property, the parking situation and which driveway is much steeper than it looks online.

Their special local knowledge includes knowing all the back streets and shortcuts between inspections, especially when traffic is building on the Main Road. 

This is more than a good office trick.

Knowing the area helps the team give owners practical advice. It helps renters receive clearer answers. It also means a property is treated as a real home in a real street, rather than another address sitting inside a computer system.

For services to Hobart geography, this award comes with a ceremonial street directory and the permanent right to say, “I told you that road was steep.”

The “Already Onto It” Award

Every office has a person who refuses to let “nearly sorted” remain nearly sorted.

At 4one4, that person is Demi Shea

They are known for ending almost every conversation with, “I’ll just follow that up,” and then actually doing it. 

A good example came when an owner requested several small items following a routine inspection. Demi worked through each one, organised the required trades, confirmed completion and made sure the owner received a final update once everything had been finished. 

Property management includes plenty of moving parts. Trades have schedules. Access needs to be arranged. Information needs to reach the right people. A promise to call back matters because someone is waiting for the answer.

This award celebrates the person who keeps checking until the job moves from “in progress” to “done”.

The prize is an inbox with zero unread messages.

Unfortunately, it exists for ceremonial purposes only.

The Mystery Maintenance Translator Award

Property managers can receive some wonderfully interesting descriptions when it comes to explaining a situation.

There is “a noise somewhere near the wall”.

There is “a tap that is not leaking, but is thinking about it”.

There is also the classic photo with two red circles, four arrows and the words:

“This bit here.”

Thankfully, Brendon has a gift for turning those clues into a useful maintenance request.

Their finest piece of detective work involved a tenant reporting “the door doesn’t feel right.” After a few photos and a quick phone call, it turned out the latch had shifted by just a couple of millimetres. 

They ask the right questions, work out what is happening and make sure the trade receives information they can actually use.

It is part detective work, part translation and part knowing exactly which follow-up photo to request.

The Team Glue Award

This one celebrates the person who notices when a colleague has a packed day and quietly asks:

“What can I take off your plate?” Diana Hawke

The award goes to Diana Hawke who is known calmly offered to cover whatever was needed, helping the team stay on track and making sure nothing slipped through the cracks. 

Property management works best as a team sport.

There are days when one person needs a second set of eyes, another pair of hands or somebody who already knows the history behind a question. The people who step in without fuss help the whole office provide better care.

They also make busy days feel lighter.

The Behind-the-Scenes Brilliance Award

Some of the most important property management work happens well away from the inspection route.

Renz Santos, Beatrice Ayson, Tammer Maine Barrientos and Trisha Mallari help keep information moving, details checked and the wider team supported through busy days. Their work may happen behind the scenes, but its effect is felt across the whole department.

They are the people helping to keep the wheels turning while the phones ring, appointments shift and another email arrives marked “just a quick question”.

Behind the Laughs Is Work That Matters

The awards are made up. The work behind them is very real.

Property managers are often the link between a home, its owner, the people living there and the trades caring for it. They handle the routine jobs, the urgent calls and the questions that do not arrive with simple answers.

The outcome can look small from the outside. The keys are ready.

The inspection is complete.

The repair has been followed up.

The owner knows what is happening.

The renter knows they have been heard.

Yet those small outcomes are what good property management is built from.

Still, some of the best signs of a job well done are quieter: a kind review, an owner who feels confident, a renter who receives help or a teammate who knows somebody has their back.
