6 valuable things that Black Friday teaches real estate buyers

Crazy discounts, long queues, and big bargains are just around the corner as the hype brought by Black Friday is hitting all types of markets this holiday season. From appliances to clothes and electronics, everyone’s adrenaline is rushing to get their hands on the hottest deals!

Whilst the list of shops and stores participating in this crazily anticipated time of the year goes on, we hate to be the killjoys here but you won’t generally see the same buzz in the real estate side of things. You might see a few agents taking advantage of this season for marketing purposes, but you probably won’t see “50% off” ads and “buy 2 get 1 free” offers circulating around… Wowser though- imagine that?! Two properties for the price of one. Now that’d break the internet.

So, we might not be directly linked to the Black Friday craze… but we got a major case of FOMO (and secretly thought it might be an SEO goldmine if we wrote about it too… shhhh)) and wanted to jump on board to Black Friday freight train.

So we put on our thinking hats and upon observation, we thought that the Black Friday hype offers not only good figures but also some treasures that actually can be applied in real estate. Our team has come up with these essential things that real estate buyers could learn from the Black Friday sales–which we think everyone should take note of.

Needs vs Wants

You probably have heard a lot of financial gurus talk about this over and over again, but we’re using this Black Friday season as an excuse to preach about it anew. And that’s mainly because even here in the offices, we get distracted by shiny things all too often and should know our priorities too. So, before you head over to those stores this Friday, make sure to list everything you need beforehand to get rid of the “I thought I’d be needing this” situation and it will just end up sitting in the corner collecting dust for the next few months.

Prioritise your needs and evaluate your shopping list. Re-evaluate as needed. So how does this factor into purchasing a home? Well, you must identify your non-negotiables and find a property that ticks everything on your list but make sure they are attainable. If you find a property that meets all your needs, the rest will follow. By then, you won’t get stuck in a “what if” state of affairs because you have identified “what is” your current priority and you have a clear vision of “what will be” the life you want for yourself and your family.

Prepare for the process

Yes, Black Friday sales are exciting but just like Boxing Day you might find yourself having to pass through a whole lot of crowds and wait in long lines to get things done; or having a number of tabs open on your computer and a whole bunch of half full shopping carts as you search for the best value. Not only will you get discounted items from this, but possibly fear and fatigue too. So, you must first prepare yourself and might as well have someone who has been in such a circumstance before or simply put, someone with experience.

Real estate can also be complicated especially with all the processes and paperwork in between. What better way to make things simpler, easier, and faster than hiring a professional sales agent to do everything for you? What looks like a tough job for you may be manageable for them since they have been practising it in their field for the longest time. Your choices matter so ensure to make the right one when it comes to choosing the sales agent to guide you from start until the end. We have a bunch of superstar agents on our team that you can check out here who can help you in your property journey.

Deals or no deals?

It’d just wouldn’t be Black Friday if there weren’t enticing deals every buyer would want to avail of! These come in different forms depending on shops’ preferences and marketing strategies. But one thing is for sure: they are too irresistible to resist.

In real estate, finding the best deal or scheme to maximise your opportunity is essential too. Though a lot of these are restricted to just one day of the year. Be sure to check out any of the current deals/schemes available for homebuyers in your area: things such as the housing schemes and grants offered by the government to support the great Australian dream. These include the First Home Owners Grants, First Home Owner Stamp Duty Concession, Ancillary Dwelling Grant Program, New Home Guarantee program, and Family Home Guarantee among others. We have discussed these further in our recent blog.

Similar to the Black Friday deals, these grants are also significant in the purchasing process. If aspiring homeowners (especially first-home buyers) need help, financial-wise, they can make use and take advantage of these housing programs to enter the property market as soon as possible.

The earlier, the better

It may not be the feeding frenzy that it once was before, but Black Friday is still expected to attract a lot of deal-seeking shoppers. Hence, it can get really crowded, especially during peak hours. Old but gold, but you should be an early bird to catch the worm. You might say “how about with stores offering doorbuster deals?” Wouldn’t it be more fun to shoot two birds with one stone when you get there earlier? Fewer people, more exciting discounts!

This very much applies to real estate, too! When a property goes live in the market, you should take your shot at it once you’ve assessed it already–before everyone else would. Houses can get multiple offers the same day they’re listed so, you better make an offer quickly and at reasonable conditions.

Additionally, on times like Black Friday, products can be in limited supply too. This could mean higher demand and more competitors. Just like in real estate, you have to act fast to achieve your goals.

The power of online shopping

This is your sign to shop online! Perhaps one of the most remarkable inputs of the global pandemic in today’s world is the convenience of online shopping. Now, irresistible deals are just one click away–even this Black Friday! Instead of going to the physical store, looking for specific items here and there, and waiting for long queues at the counter, why not shop in the comforts of your own home? Not only will you save money from the limited offers but also time and effort.

Just like with any product, the new property that you are eyeing can also be secured at your fingertips! Just like what 4one4 Property Co. offers, potential buyers may view the listing they admire anytime, anywhere. For reference, you may check our listings here.

Aside from the conventional way of marketing, real estate agencies are now exploring the digital side of things to make the purchasers’ property journey as hassle-free as possible. With the help of photos, video tours, 3D walk-ins, and Matterports, people may imagine themselves living in the properties they see online–just as how they would when they see it in person. Once they fall in love with it, they could still schedule a personal inspection, and the rest, as they say, is history.

Perfect time to purchase

It’s a no-brainer that the best time to purchase products (again, just the ones you need) and go Holiday shopping is during the sale season. To put it simply, deal-seeking shoppers should make the most of Black Friday. If you’re someone who’s up for the challenges entailed with it, you are definitely worthy of the sweet rewards after.

And whilst a lot of people are at it–enjoying shopping and celebrating–it can also be the perfect opportunity to score a great deal on a home! During this season, the majority of the consumers are not planning to move or sell; hence, lower competition and lesser demand. The tendency, prices may drop too! Whilst people are enjoying the sale and festivities, there’s another version of Black Friday (but unofficial) that could potentially happen in real estate–which not everybody knows.
