As we wrap up 2025, and with 2026 set to be 4one4’s 20th birthday year, we wanted to step away from contracts, keys, and “just one more email” to say something simple, and mean it properly: Thank you.
Whether you sold, bought, leased, invested, came through an open home, popped along to an event, or stopped us in the supermarket for a chat about what’s happening in Glenorchy, Moonah, Berriedale or Rosny, you’ve been part of our year. We’ve felt that support. We’re grateful for it.
2025 was a year of people, progress, and property
If 2025 had a theme, it was movement with a bit of caution. Buyers wanted to act, but they also wanted certainty. Sellers wanted a strong result, but they wanted clear timing. Investors kept a close eye on costs and returns, while also thinking longer-term about what “good” looks like for their portfolio.
It’s why we’ve tried to keep our market content focused on what the numbers mean in real life. A median price is useful, but it doesn’t tell you what happens when you’re a first-home buyer juggling a pre-approval expiry date, or a family trying to buy before school goes back, or a downsizer who needs the sale to line up with the next move. The details matter, and they change from street to street.
The behind-the-scenes changes that help us show up better
A lot of the improvements we’re proud of this year happened quietly, in the background, to make life easier for the people who deal with us.
We launched our own support company in the Philippines to help carry the back-end workload, which means our Tasmanian team can spend more time on the human side of the job: conversations, follow-ups, clear advice, and the small things that stop a sale or tenancy from dragging out.
We also grew our Maintenance and Media teams. Faster maintenance response isn’t just a “nice to have”; it can be the difference between a small repair and a bigger one, and it makes day-to-day living smoother for tenants while protecting the value of an owner’s asset. And on the sales side, strong photography, video and virtual tours don’t just look good on a listing, they shape first impressions, bring the right buyers through the door, and help people make confident decisions sooner.
This year we also set new internal records across Sales and Rentals. That only happens when owners trust us with their biggest assets, and tenants trust us with their homes.
Recognition we share with you
We’re not big on chasing trophies for the sake of it. But when recognition comes along, we take it as a reflection of the people who choose to work with us.
At the 2025 REIT Awards for Excellence, 4one4 Property Co. was recognised across major categories, including Innovation and Residential Sales Team of the Year, along with a Sustainability Leadership award for Aaron Murray. We were also named a 2025 Quality Business Awards winner for Real Estate Agent in the Glenorchy City Council area, which means a lot, because we’re proudly based in Hobart’s northern suburbs and we care about doing good work here, year after year.
These moments don’t happen without owners backing our ideas, buyers and tenants meeting us with honest communication, and a local community that lets us do things a little differently while still trusting us to deliver.

Learning together: 4one4 Connect and the everyday work that never stops

In 2025, we also doubled down on learning and lifting standards across the industry, because the better our training, the clearer our advice, and the smoother the client experience.
On 6 June we hosted 4one4 Property Connect 25 at Hotel Grand Chancellor, bringing our team together for a full day of practical sessions that are directly connected to the work we do for owners, buyers, landlords and tenants. It was built around one simple idea: if we keep sharpening our skills behind the scenes, you feel the benefit in the parts that matter most, like clearer communication, faster problem solving, and fewer things slipping through the cracks.
The speaker lineup was one we were genuinely proud of. Mitch McPherson, the founder of Speak Up! Stay ChatTY, shared his lived experience and a message that lands in any workplace where people carry pressure. Hermione Gardiner from Sidekick spoke in a very real way about stress and burnout, including how to handle heated situations, set firm but fair boundaries, and stay steady when the work gets heavy. Steve Marshell from REA Group gave a fresh snapshot of the Tasmanian marketplace across both sales and rentals, then linked that back to the practical side of attracting attention and creating better quality leads. And Tristan Lovell, co-founder of GoList, talked through real ways to use ChatGPT day to day, with takeaways you can put into action straight away.
We also shared some of our own work from inside 4one4. Patrick Berry presented on how we’re building smarter prospecting systems with automation and AI, so the front end of the business stays consistent and client care stays personal. The day also included breakout coaching sessions, which meant smaller rooms, better questions, and more honest conversation than you can fit into a big presentation.
And while we’re here, we want to say this plainly. Our Property Management team deserves real credit. They’re the ones juggling routine inspections, maintenance, tenant care and owner updates across more than 1,300 properties. It’s constant work, and it’s often the calm, steady effort behind the scenes that keeps households running and investments performing.

One line we kept coming back to this year is still the simplest way to describe what we believe: sold is the sticker, people are the point.
Yes, results matter. But what stays with us are the moments in between.
It’s the first-home buyer who calls their parents from the driveway because their offer has just been accepted.
It’s the downsizer who brings in a tin of homemade biscuits as a thank you, because the whole process felt kinder than they expected.
It’s the investor who finally feels like they’re getting clear, straight advice.
It’s the tenant who tells us they feel looked after, not processed.

Looking beyond Christmas & ahead to our 20th year
In 2026, 4one4 turns 20 years old, which still blows our minds a little.
To mark the milestone properly, we’ll be hosting a big 20th birthday celebration. Not a quiet dinner. A proper night that brings people together. And because celebrating feels better when it also does some good, the event will raise funds for local charities. We’ll share details once the plans are locked in, but the intention is simple: a great night, a strong cause, and a chance to say thank you in person to the people who’ve helped shape the last two decades.
We’re also bringing back something we’ve missed: podcasting. The Property Pod team will be back in 2026, keeping you up to date with what’s really going on across the Hobart market, including buyer mood, pricing trends, rental conditions, and the suburb-by-suburb shifts that don’t always make the headlines but absolutely affect decision-making. No hype. No fluff. Just useful context, explained in plain language.
And as we head into our 20th year, our focus is also a return to the basics that built this business.
Tech has made plenty faster, including online contracts, virtual tours, and digital workflows, and we’re thankful for that. But 2026 is about more real conversations, more proactive check-ins, and more time listening, so the advice we give fits the life you’re living.
Because at the end of the day, property is personal.
