COVENANTS
The owners of each Lot on the Plan covenant with the Vendor Andrew Robert West & Rohan John West & the owners for the time being of each & every other Lot shown on the Plan to the intent that the burden of this covenant may run with & bind the covenantor's Lot & every part thereof & the benefit thereof shall be annexed to & devolve with each & every other Lot shown on the plan to observe the following stipulations:-

1. Not to erect on the said Lot any building, garage, carport or garden shed the outer walls of which are constructed of any material other than brick, stone, concrete brick or colorbond iron, or the roof of which is constructed with any material other than tiles or colorbond iron.
2. Not to erect on the said Lot any private dwelling house which excluding any building appurtenant thereto shall have a floor area of less than 120m2.
3. Not to carry on or permit to be carried on any part of the said Lot any trade, manufacture or business of any kind providing the letting of residential flats shall not be deemed to be a trade or business within the meaning of this covenant.
4. Not to erect or permit to be erected on the said Lot or any part thereof attach or permit to be attached to the dwelling house or outbuilding erected thereon any advertisements, hoardings, bills or posters or any other similar erection of an unsightly nature.
5. Not to keep or permit to be kept on any such Lot at any time more than two dogs of a greater age than six months & notwithstanding the aforesaid not to keep or permit to be kept at any time any greyhounds on the said Lot.
6. Not to park or permit to be parked on any such Lot a caravan or similar vehicle for the use as permanent or semi-permanent residential accommodation.
7. Not to place, position or erect on any such Lot any transportable or relocatable dwelling to be used as a principal dwelling or as an additional dwelling.
8. Not to place, garage or keep on any such Lot any motor vehicle of a weight greater than 10 tonnes GVM.
9. The Subdivider shall have the right to modify, vary, waive or extinguish the covenants (or any of them) above set forth in relation to any Lot shown on the Plan
